NextHome Generations serves clients throughout Boerne, Helotes, Bulverde, Spring Branch, and the remainder of San Antonio and the Hill Country. The brokerage is poised to serve a variety of residential real estate needs including first-time home buying, new builds, farm, and ranch. NextHome Generations also offers expertise for first responders and their unique home buying journeys. The brokerage is owned by Shelby Givens, an experienced real estate professional with a heart for helping families find homes.
A San Antonio-area native, Shelby has been immersed in local real estate for more than 24 years. Her career began in property management where she managed more than 650 units.
Although attrition was high in her profession, Shelby’s commitment to helping people feel at home built a thriving 13-year career where she was able to positively impact hundreds of families.
Alongside her husband, Shelby also gained experience as a custom homebuilder and remodeler. Her inside-out knowledge of homes helps Shelby skillfully guide clients through their purchase or sale.
In 2014, Shelby delved into full-time real estate sales. Her experience spanned both nationally franchised firms and local independents. As her business grew, Shelby built a reputation for personalized, friendly service.
“In this world of increasing automation, the human connection is so important to me,” Shelby said. “I love helping my clients feel like their home buying journey is my only priority.”
Shortly after obtaining her broker’s license, Shelby stumbled across NextHome.
“It was unlike anything I had seen before,” Shelby said. “I ended up cold calling several brokers to get their reactions. Everything I heard was enthusiastically positive.”
Looking to the future, Shelby wanted to build a brokerage where agents could be nurtured with both personalized attention and industry-leading support. NextHome was the best of both worlds – combining the heart of a boutique brokerage with cutting-edge technology.

Shelby’s dedication to her community is evident through her support of first responders and local schools. In addition, Shelby serves as a mentor at her church, working with teen girls.
Shelby is married with a 14-year-old son, and together the family enjoys spending time at the Texas Coast.
