As a second-time Florida resident, Xena Vallone has a rich history in the state. She first moved here in the late 1980s, but left to raise her two boys, Steven and Michael, in Buffalo, New York (East Aurora) before returning to Florida in 2000. In 2001, Xena began her career in real estate sales, working as a REALTOR in Bradenton and later as a Property Manager on Longboat Key. After obtaining her Broker license, she returned to sales and eventually opened her own business, Xena Vallone Realty, Inc., in Sarasota in 2009.
In 2020, Xena and her husband decided to franchise their business, becoming NextHome In The Sun. This move provided a wide range of opportunities and services for their agents, as well as their Sellers and Buyers.
Xena is a true believer in staying up-to-date on all real estate issues and has obtained her ABR, CRB & SRS Designations*, as well as AHWD, MRP, RENE, SFR & C2EX Certifications**. In order to maintain the integrity of the industry, she joined her local association’s Grievance Committee, followed later by Professional Standards. In 2017, she served as President of the Realtor Association of Sarasota and Manatee after serving in 2016 as President-Elect, in 2014-15 as Treasurer and in 2013 as Secretary. Additionally, she serves as a Director at Florida Realtors and is a graduate of both the Florida Realtors Leadership Academy and the Realtor Association of Sarasota & Manatee Leadership Academy. Xena also went on to become an NAR Instructor, teaching the Accredited Buyer Representative (ABR) classes to other agents.
Locally, she has been a Board Member of the City of Bradenton Code Enforcement Board and currently serves on the City of Bradenton Nuisance Abatement Board.
Xena and her husband Dave love spending time with their grandkids, Ryan, twins Addison & Logan, and their two Beagles, Lucy & Boomer. They enjoy all that Sarasota and Manatee have to offer, including photography, fishing, the beach, traveling in their RV and reading.

I purchased a home in Florida during the pandemic closures across the country. Ms. Vallone could not have been more supportive from start to finish of the entire process.
I was able to do virtual tours of prospective homes/properties given her adept use of a video device allowing me to literally see every part of a tour from my home in Maryland.
She kept me informed via email at every turn up through the entire settlement process as well.
She was also a most professional and pleasant person who kept me up to date and at ease at all times. At settlement, I was overwhelmed by her generosity of spirit when she presented me with a basket (creatively in the form of a laundry basket) full of moving supplies including paper towels, scissors, toilet tissue and the like!! I also enjoyed my first dinner at a local restaurant from her congratulatory gift card!!
When she shared that she is my realtor for life, she did not exaggerate as she was so helpful to provide access to contractors working in the Florida vacation home.
Finally, a full year later while at my tax preparer's office, Ms. Vallone aptly retrieved my data upon my call that was not planned. In a split second, I had all of the information needed to be eligible for the tax code benefit.

From the outset of our house hunt in Bradenton, Xena has been a very client focused and had our interests at heart. We lived in Wisconsin and were not going to be able to see our next home in person before putting in an offer, so trusting an agent wasn't

How many characters are allowed in this field? What can you say about a realtor who meets up with you on a moment’s notice an hour away from her office every Friday afternoon at 4pm for a month, not to mention the numerous other showings during the week?
And, she was always pleasant and upbeat no matter how crazy the mobs were at the showings. When we lost out on several houses, she felt as badly as we did. When our offer was accepted, she was excited as we were.
