NextHome All Island Opens in New York

NextHome All Island Opens in New York

Ed SvecPleasanton, CA — June 13, 2018 — NextHome is proud to announce our latest addition to the franchise, NextHome All Island. Owned and operated by top-producing REALTOR® Ed Svec, the brokerage represents the sixth NextHome location in the state of New York.

Based in Garden City, the brokerage will provide residential real estate services to the areas of Garden City, Franklin Square, Mineola, West Hempstead, and the remainder of Western Nassau County.

NextHome All Island will provide services such as first-time homebuyer representation, investment purchases, and new home builder business.

Located 20 miles east of Midtown Manhattan, Garden City is home to nearly 25,000 residents.

Starting his real estate career in 2014, Ed worked for Signature Homes, as a new home construction sales person. Selling the neighborhood of West Hempstead, Ed was in charge of selling inventory directly to the home purchaser as the representative of the subdivision.

Over the next four years, he was able to sell through dozens of homes worth of inventory for the home building company.

In 2018, Ed felt it was the right time to take his residential sales experience to buyers and sellers throughout the Garden City area.

“I really enjoyed my time working for a new home builder,” he said. “But I wanted to expand my business to cater to anyone who needed real estate assistance. Opening my own brokerage made the most sense.”

Ed was looking for a company that would allow him to offer top-notch tools and services to prospective agents. It was a colleague and friend who introduced him to NextHome.

“A friend of mine, who is a home inspector, told me that he went to a real estate convention and found out about NextHome,” recalled Ed. “He told me about what the company offered, but more importantly, he talked about how amazing the people are at the franchise.”

“I really like how the company’s focus is not about the number of agents, but the quality of the agents,” he added. “I’m all about working with agents who want to be productive. Having the right people on the team will make all the difference in the world.”

The NextHome All Island difference will be putting client needs above all else. Protecting the client’s rights and negotiating on their behalf is a responsibility the brokerage does not take lightly.

When not selling real estate, Ed loves to spend time with his family. He and his wife of three years, Tanya, have a 14-month-old boy, Ed. The couple are expecting their second child in September 2018.

An avid hockey fan, you’ll find Ed playing hockey at least twice a week. He also enjoys snowboarding and fishing.

Please join us in congratulating Ed and the rest of the team at NextHome All Island on their brand new NextHome office!

Pleasanton, CA — June 6, 2018 — NextHome is proud to announce the franchise has launched eight new franchised locations in the month of May 2018.

May started strong as Irwin and Rayette Wilensky opened their new NextHome office – NextHome SunRaye Realty in St. Petersburg, Florida. Selling homes since 1986, Irwin brings over 30 years of real estate knowledge to the NextHome franchise. Selling more than 2,500 transaction sides in the past six years, NextHome SunRaye Realty is poised to grab significant market share locally.

Mark Anderson in Raleigh, North Carolina converted his brokerage to NextHome when he opened NextHome The Ideal Group. Over the last four years, the brokerage has sold in excess of 900 homes with over $117 million in sales. After coming out to meet the NextHome corporate team in California, Mark texted his wife Wendy, “This is where we are supposed to be.”

Continuing their expansion throughout Kansas, NextHome Unlimited opened their third franchised office – this time in Manhattan, KS. Led by Steven Burch, the brokerage is now in Manhattan, Junction City and Abilene. With an exceptional sales team, NextHome Unlimited has already surpassed 2017’s record breaking year. With more than 20 agents at the brokerage, NextHome Unlimited continues to be a leader in Kansas real estate.

Located in the suburbs of Chicago, Illinois, David Faxel opened NextHome Select Realty. Selling more than 130 homes over the past few years, David felt 2018 was the right time to open his own brokerage. “Our concentration will be caring for the clients,” said David. “I’m very happy to be a NextHome franchisee… our brokerage’s vision aligns with the NextHome way.”

Lafayette, Louisiana is home to NextHome Cutting Edge Realty. Business partners Christie House Theaux and Joy Cobert lead this dynamic brokerage. Both licensed since 2011, Christie and Joy are two of the top REALTORS® in the area. They will be bringing their high-volume sales business to NextHome while leading an office of 15 agents.

One of the highest producing brokerages in all of Pittsburgh, Pennsylvania joined the NextHome franchise when siblings and business partners Reed Pirain, John Pirain, Dave Pirain and Renee Vasilko opened NextHome PPM Realty. Ranked as the #13 brokerage in all of the Pittsburgh area, the brokerage has sold more than $57 million in sales in 2017 and 282 transaction sides. 2018 is shaping up to be an even better year for the company.

Veteran real estate professional Roy Guy brings his housing expertise to NextHome with the launch of his new brokerage, NextHome Neo Real Estate in Hudson, Ohio. As one of the top property managers in his city, Roy will now add real estate sales to his brokerage’s portfolio of services.

Finally, we announced NextHome Executive Group in McKinney, Texas as our final May 2018 launch. The husband and wife team of Wayne Warshawsky and Georgia Anderson will lead this eight person office. Often selling more than 100 transactions annually, the brokerage also features a large property management division which is responsible for more than 200 properties.

The NextHome franchise is proud to announce 40 new offices opened since the beginning of 2018.

Which just leaves one question…

NextHome Yvette Sloan Opens Second Location

NextHome Yvette Sloan Opens Second Location

Yvette Sloan
Yvette Sloan

Pleasanton, CA — June 5, 2016 — NextHome is proud to announce our latest addition to the franchise, NextHome Yvette Sloan. The brokerage represents the second NextHome location for Broker Owner and top-producing REALTOR® Yvette Sloan.

The Lakeport-based brokerage will provide residential and commercial real estate services to the areas of Middletown, Kelseyville, Clearlake, Lakeport, Hidden Valley Lake, and the remainder of Lake County.

Lake County is one of the most beautiful, yet affordable places to live in Northern California. Noted for its clean air and the beautiful waters of Clear Lake, the community sits north of the San Francisco Bay Area.

As a veteran of the insurance industry, Sloan got her start in real estate in 2003 after realizing she no longer wanted to work in a field that required her to sit behind a desk.

“I wanted to enjoy what I did for a living,” recalled Sloan. “Sitting behind a desk, working in insurance no longer appealed to me.”

She joined Century 21 House of Realty (now known as Century 21 North Bay Alliance) as an assistant to the #1 agent in the area, Suzette Bodiot, and her team. As a member of the team, Sloan had a front row seat to learn from one of the best agents in the area.

In 2006, Sloan made the decision to stay at the company, but become a solo agent. The market shifted later the same year and Sloan adjusted accordingly. She began focusing on helping those in the community with loan modifications, short sales, and families relocating when foreclosure was upon them.

As the market began to improve, Sloan made the move to Morgan Lane Real Estate in 2009. Her expertise in distressed properties created the confidence in banks to list their foreclosed properties with her.

Over the next seven years, Sloan saw significant increases in her business year-over-year. With over $7 million in closed sales volume and 34 transactional sides closed, Sloan was recognized as one of the top agents in her area.

Additionally, in 2015, she was named REALTOR® of the Year by her local Board of REALTORS®.

While Sloan continued her successful sales career as an independent broker, high producing and motivated agents asked if they could be a part of her dynamic brokerage.

Originally not wanting to take on agents, Sloan realized she could provide local agents an opportunity to work at a forward-thinking brokerage with a hands-on leader. Since opening her company in early 2016, Sloan has been systematically adding talented REALTORS® to the team.

Sloan found out about the NextHome brand as many interested real estate brokerage owners do – through an existing, successful NextHome broker.

“While attending a C.A.R. meeting in Anaheim, I met Melia Campbell (owner of NextHome Campbell Realty),” said Sloan. “We got to talking about her switchover to the NextHome brand and how it positively affected her business. After researching the company, I knew this was a fantastic opportunity to convert our brokerage to NextHome and be high tech and high touch with our clients.”

In 2017, Sloan had her best year ever. Ranked as the #1 agent in Lake County, she closed more sales than anyone in her market. Her office was ranked #8 in the county for listings and #6 in buyer represented sides.

“With us growing our market share and bringing on two talented agents (Trista Fossa and Veronica Baylor), it was the right time to expand into a second location,” said Sloan.

Sloan loves being a part of the community and proves it with her volunteer work. She served as an elected Board Member of the Middletown Unified School District from 2007 until 2014. Sloan also was the President of the Middletown Merchants Board – an organization committed to helping local small businesses.

In addition to her service in town, Sloan also gives back to the real estate community. Sloan has served as a Director for the California Association of REALTORS® since 2014. She has also been on the Lake County Board of Directors since 2013 and served as the President of her Board in 2015.

When not selling real estate, Sloan enjoys spending time with Bruce, her husband of 25 years, and two children – their son, Justin (26) and their daughter, Taylor (24). In between real estate deals, the couple loves to spend time outdoors in their motorhome and playing with their two dogs, Buddy and Bella.

Please join us in congratulating Yvette and the rest of the team at NextHome Yvette Sloan on their second NextHome location!

Wayne Warshawsky and Georgia Anderson
Wayne Warshawsky and Georgia Anderson

Pleasanton, CA — May 31, 2018 — NextHome is proud to announce our newest addition to the franchise, NextHome Executive Group. This is the 17th NextHome office opened in the state of Texas.

Based out of McKinney, the brokerage will be owned and operated by the husband and wife team of Wayne Warshawsky and Georgianna “Georgia” Anderson. Wayne will serve as the broker of record for the company, while Georgia will handle the day-to-day administrative responsibilities.

NextHome Executive Group is dedicated to serving the needs of clients in McKinney, Frisco, Allen, Parker, Melissa, Princeton, Anna, and the remainder of the Dallas Metro Area.

Considered part of the Dallas-Fort Worth Metroplex Area, the city of McKinney is approximately 20 minutes north of Dallas. McKinney is home to more than 170,00o residents.

Georgia started her real estate career in 2000 while living in Casper, Wyoming. After two years of strong real estate sales, she moved to Fort Worth, Texas and worked as a corporate accountant. She attained her Texas real estate license in 2008 and began working at the local RE/MAX office.

Georgia picked up local real estate quickly. She sold 20+ homes annually while working in one of the more affluent areas in Texas.

Georgia met Wayne at RE/MAX, where he was a high-producing REALTOR®.

Licensed since 2004, Wayne worked for RE/Max in both Plano and McKinney. He was a top producer for more than a decade selling an incredible 100+ transactions annually. His team – “The North Texas Real Estate Group” – was one of the top teams in the entire area.

In 2016, Wayne began researching opening his own brokerage.

“The team operated independently from the brokerage and we used less and less of the company’s resources,” recalled Wayne. “At that point, we felt it was best to go out on our own.”

In January of 2017, Wayne and Georgia started North Texas Real Estate Group. The brokerage featured ten agents who not only sold real estate, but helped build a 200+ property management business.

While successful, Wayne and Georgia wanted to provide more for their agents.

“One of our agents provided info about the NextHome franchise,” said Georgia. “After seeing what the company had to offer and the look and feel of the brand, we were on board from the start.”

NextHome Executive Group will offer a unique experience for the McKinney community.

“Our brokerage prides itself in offering quality marketing unlike anything offered in our market,” said Georgia. “Add in our one-on-one agent coaching and training, string relationships with preferred business vendors and partners, and a franchise affiliation with one of the most progressive real estate brands out there, we are excited about what NextHome Executive Group will bring to the market.”

Married since February of 2017, the couple have a blended family of five children – daughters Rheannon (age 26), Madeline (16) and Macy (13), and sons Kaden (23) and Braxton (9).

Please join us in congratulating Wayne, Georgia, and the team at NextHome Executive Group on the opening of their brand-new office location in McKinney, TX!

Pleasanton, CA — May 25, 2018 — NextHome is proud to announce our newest addition to the franchise, NextHome PPM Realty. This is the fourth NextHome office opened in the state of Pennsylvania.

Based out of the South Hills area of Pittsburgh, the brokerage will be owned and operated by siblings and business partners Reed Pirain, John Pirain, David Pirain, and Renee Vasilko. They are joined on the leadership team by their mother and broker of record, Joan Pirain, as well as the brokerage’s administrative assistant, Leslie Acock.

NextHome PPM Realty is dedicated to serving the needs of clients in South Hills and the remainder of the Southwestern Pennsylvania area which encompasses more than 100 municipalities.

The Pittsburgh metropolitan population is more than 2,400,000 residents and is the 26th largest metro area in the United States.

As second-generation REALTORS®, the four siblings have been exposed to real estate their entire lives. By investing early, they have seen the advantages of owning real estate.

As kids, they started a landscaping business and pooled their profits together. When John turned 18 years old, the group bought their first real estate property. Over the years, they continued purchasing properties and built an incredible ownership portfolio.

In 1988, they started PPM Realty and ran the brokerage as a family owned real estate investment group. Originally focused on properties the family members would purchase for their own investments, the brokerage expanded in the mid-2000’s to represent friends and other investors. PPM Realty also began completing full condominium conversions of apartment complexes.

In 2017, the brokerage sold more than $57 million in real estate with 282 closed real estate sides. These numbers ranked them as the 13th most productive brokerage in all of the Pittsburgh area.

While 2017 was wildly successful, Reed and the team wanted to diversify the business and help their agents be more productive. Franchising was a way to provide more technology and service without having the re-invent the wheel.

“As we researched companies to franchise with, no one came close to what NextHome was able to offer,” recalled Reed. “The value we get as a NextHome brokerage is second to none.”

NextHome PPM Realty plans to stand apart from the competition by focusing on education and making sure their agents have the most up-to-date training and having top-notch listing and marketing standards for each and every one of their properties.

The members of NextHome PPM Realty also give back to their local community. Whether it be sponsoring the Multiple Sclerosis fundraiser walk, hosting the local city parade, or donating time to charity, the members of the brokerage are committed to giving back to the community they serve.

Please join us in congratulating the team at NextHome PPM Realty on the opening of their brand-new office location in Pittsburgh, PA!

“I wanted to bring something different to the area,” recalls Christie. “I wanted to showcase how real estate should be done and raise the bar in real estate. After sharing that with Joy, she felt exactly the same.”

As they looked at options for a real estate franchise, they felt one company in particular aligned with the goal of changing the real estate game – NextHome.

“After talking with (NextHome’s VP of Sales) Charis Moreno, we both felt the choice was easy,” added Joy. “NextHome was the natural choice of company to partner with.”

Throwing WIDE aside: How to go DEEP with your marketing

Throwing WIDE aside: How to go DEEP with your marketing

When it comes to real estate farming or prospecting, the traditional approach is to go “wide” — to hit every house in a given neighborhood or ZIP code. Real estate marketing, too, was conducted with a wide approach; we hoped that drivers would see our open house signs or bus benches, that consumers would see our phone book ads as they looked up a number.

This wide approach meant that we had to be everything, to everyone — instead of something specific to someone specific.

And while this sounds like a great opportunity, it can also be limiting. It doesn’t help you realize the type of agent you want to be, the type of clients you want to have… or how to narrow down both your marketing creative and your prospecting activities so you can drive in the clients you desire.

We talk a lot about predictive analytics, algorithms, big data and data-driven marketing. But the truth is, you don’t need to know how all of that works. You just need to know what it can do for your business.

What you need to know is how data-backed knowledge can empower you to:

  1. Send smarter marketing campaigns that resonate with your target audience
  2. Narrow down your prospecting so you can spend real time, and real effort, winning over clients who are ready to hire an agent

1. Send smarter marketing campaigns that resonate with your target audience

Have you ever heard a new word, then noticed that word follows you around for days after? What about when a friend tells you about a new trend they’ve heard of — whether it be a song, a TV show, or a bottle of wine — and the next day, you see an ad for it?

It feels like a sign.

And good marketing should always feel like a sign.

When you leverage data-driven marketing, you don’t have to use tired language or your standard catch-all flyer. You can go deep so that you’re targeting:

  • Move-up buyers who need more bedrooms for their kids or hobbies
  • Boomers who are ready to ditch the family home in favor of a more manageable condo or townhouse
  • Homeowners who will feel represented by trends like Spanish tile roofs, vacation properties on the beach, northwoods cabins or starter homes in the midwest suburbs

By sending resonant campaigns, your marketing can feel less like an advertisement for your business and more like a value-based proposition that speaks to them. In other words, it can feel like a sign.

To create data-driven marketing campaigns, of course, you need the data. SmartZip can run assessments for every market in the U.S., or for your own sphere, to help you determine who your prospects are — and what they want to see or hear in your marketing efforts.

2. Narrow down your prospecting so you can spend real time, and real effort, winning over clients who are ready to hire an agent

Marketing is just the first step of winning new clients. The second, and most important step, is to engage them one-on-one so you can build a relationship and get the sale.

Smart prospecting is just like data-driven marketing: it arms you with the information you need to make a connection and break through the noise.

When you know, for example, that a homeowner is living in a desirable school district with high property taxes despite not having school-aged children, you can speak to them about a house or area that might better fit their needs.

By contrast, if an absentee homeowner is hanging on to a property that’s gone up 30% in value over the last few years, you can speak to them about how their investment has paid off — and how if they plan to sell, now is the right time.

Smart prospecting gives you:

  • The clarity you need to make strong recommendations to potential clients
  • The power to reach out to those prospects individually
  • The confidence you need to stay on top of clients who say they aren’t selling — but who are showing undeniable signs and signals in their data

Do you want to go wide or deep?

In the end, it’s time for every agent to decide if they want to go wide (to reach everyone, whether or not they want to sell) or deep (to reach those who are showing clear selling triggers).

To get more information on data-driven marketing or smart prospecting, and how it can change your business forever, reach out today.

Dave Faxel

Pleasanton, CA — May 16, 2018 — NextHome is proud to announce our newest addition to the franchise, NextHome Select Realty. This is the third NextHome office opened in the state of Illinois.

Based out of New Lenox, the brokerage is owned and operated by top-producing real estate broker and REALTOR®, Dave Faxel.

NextHome Select Realty is dedicated to serving the needs of clients in the south suburbs of Chicago including Will, Cook, and DuPage counties.

New Lenox is a village on the outskirts of the city of Chicago. It is home to nearly 25,000 residents. In 2010, New Lenox was voted as the “Ninth Most Safe Community” in the United States by the World Health Organization and the National Safety Council.

Dave started his real estate sales career in 2006 as a member of a local real estate company, dreamtown realty in Chicago.

When he moved to Lockport, IL in 2010, Dave started working with Keller Williams Preferred Realty. It was there where he began selling between 20-25 transactions annually. In 2014, Dave moved to HomeSmart Realty Group in Orland Park, IL and continued his strong sales. Over the course of six years, he sold more than 130 homes.

Building a strong foundation for his business, Dave wanted to open his own brokerage in 2017. Looking at all options, he researched various franchises before settling on NextHome.

“I found NextHome through information that I found on Inman News,” recalled Dave. “Everything I saw about the company really impressed me. It’s been a great partnership thus far.”

Dave says NextHome Select Realty will focus on a great customer experience.

“Our concentration will be caring for the clients,” said Dave. “I’m very happy to be a NextHome office. Our brokerage’s vision for real estate aligns with the NextHome way.”

When not selling real estate, Dave spends as much time with his family as possible. He and his wife of ten years, Erin, have three children – daughters Addison (age 9) and Taylor (6) and son David (3). The Faxels are huge Chicago Cubs fans and love spending time at their vacation property in Michigan.

Congratulations to Dave and rest of the team at NextHome Select Realty for the opening of their brand new office location!

NextHome Unlimited opens third Kansas office

Steven Burch
Steven Burch

Pleasanton, CA— May 11th, 2018 — NextHome is proud to announce our newest addition to the franchise, NextHome Unlimited – (Manhattan Branch). This is the third NextHome office location for the franchisee.

Based out of Manhattan, the brokerage is owned and operated by third generation REALTOR®, Steven Burch.

NextHome Unlimited is dedicated to serving the needs of clients in Clay, Marshall, Pottawatomie, Riley, Washington, and Wabaunsee counties.

Manhattan is home to nearly 55,000 residents and is located approximately 25 miles west of Junction City. In 2018, Manhattan was voted as the #2 location in the United States on the Top 100 Places to Live by Liveability.com.  Manhattan is also the home of Kansas State University – Burch’s alma mater.

Burch made the decision to expand into the Manhattan market to coincide with the upcoming merger of two REALTOR® Associations – the Tall Grass Association of REALTORS® and the Manhattan Association of REALTORS®.

As the 2018 President of the Tall Grass Association of REALTORS® and the 2019 President of the Manhattan Association of REALTORS®, Burch is in a unique position to expand the NextHome brand in the region.

In August 2016, Burch and his grandmother, Shelia Burdett, converted their independent brokerage – Sheila Burdett Agency to their first NextHome office. Since opening the NextHome rebrand, the company has seen significant growth.

With the support and backing of Burdett, Burch took over as 100% owner of the brokerage in early 2017.

The company started with four agents and has since grew to 20 agents between the three NextHome Unlimited locations. In addition to agent growth, the sales numbers have been phenomenal. In 2018 year to date, the company has exceeded sales from the entire 2017 year.

Burdett started her real estate career in 1985 when she joined Matlock-Johnson Realtors as an associate broker specializing in new home sales. Over the next 15 years, Burdett sold over 500 homes and built an incredibly strong referral based business.

As her business grew, the entrepreneur was offered the opportunity to take over a national franchised location in Junction City. In 2003, she purchased the brokerage and opened Century 21 – Sheila Burdett Agency.

After growing the brokerage to 12 agents in a few years, Burdett decided to remove the franchise affiliation from her firm and continued the company on as an independent under the name Sheila Burnett Agency. The firm did very well, seeing as many as 125 transaction closings each year.

In 2009, Burch joined the company after getting his license earlier in the year. While officially new to real estate at that time, he was exposed to the real estate industry at an early age. In middle school, Burch would come to the office to help his grandmother with real estate filing, answering phones and doing whatever he could to help around the brokerage.

Burdett had an eye on passing the torch for her brokerage and in 2014, Burch got his broker license and moved into leadership.

In addition to leading the company, their leadership team stays involved in the community.

Burdett has served as the Junction City Association of REALTORS® Board President and as a Director for the Kansas Association of REALTORS®. She is also involved in the local Chamber of Commerce and serves on the Board of Directors for the local Convention and Visitors Bureau.

Congratulations to Steven, Sheila, and rest of the team at NextHome Unlimited for their third office location!

NextHome opens newest office in Raleigh, North Carolina

Mark Anderson
Mark Anderson

Pleasanton, CA — May 9, 2018 — NextHome is proud to announce our newest addition to the franchise, NextHome The Ideal Group. The brokerage represents the 13th location opened in the state of North Carolina for the NextHome franchise.

Based in Raleigh, the company will be owned and operated by real estate broker, Mark Anderson. The brokerage will provide real estate services such as single-family residential sales, first-time home buyers, investment, luxury, multi-family properties, and new home sales to the communities of Raleigh, Durham, Cary, Wake Forest, Holly Springs, Fuquay and the remainder of the greater Raleigh metropolitan area.

As the capital of North Carolina, Raleigh is home to approximately a half million residents. The city is the second largest in the state behind the city of Charlotte.

Starting real estate in 2006, Mark has begun his career working in auctions with Real Estate Owned (REO) foreclosure properties. Over a period of three years, he worked with bank asset managers and participated in selling off foreclosed homes that were taken back by the bank.

In 2009, Mark moved to a more traditional approach to selling real estate. He moved to a local independent brokerage and sold as a REALTOR®. Over the next five years, Mark not only sold single family residences for sellers and buyers, but also focused on working with hedge funds in acquiring properties for long term hold and rental.

As his business grew to see more than 100 transactions annually, it made a lot of sense to go out on his own and open a brokerage. In 2013, he opened The Ideal Group. From December 2013 to December 2017, The Ideal Group has closed more than 900 transactions to the tune of more than $117 million in sales volume.

In late 2017, Mark made the decision to diversify his business model and become less reliant on hedge fund business. Seeing the need for more tools and services to provide his agents, Mark joined the NextHome franchise.

“I checked with various franchises, but found NextHome to have everything that I wanted in a partnership,” recalls Mark. “NextHome’s VP of Sales Charis Moreno was the deciding factor for me. Her knowledge of what today’s brokerage would need to be successful really impressed me.”

“After coming out to meet the team in California, I texted my wife Wendy ‘This is where we are supposed to be,’” he added.

NextHome The Ideal Group will be focused on having career-oriented REALTORS® who want to provide better service and technology than the competition.

In addition to the sales the brokerage provides, Mark and the team give back to the community they serve. He’s involved in his local church and has participated in local Habitat For Humanity home building events for those in low income areas.

Mark and Wendy have been married for 20 years and have two daughters – Makenzie (age 11) and Ashlyn (7). The Andersons love all outdoor activities including lake swimming and tubing.

Please join us in congratulating Mark and the rest of the team at NextHome The Ideal Group on the opening of their brand new NextHome office in Raleigh, NC!
