Pleasanton, CA— September 20, 2016 NextHome is proud to announce our newest addition to the franchise, NextHome Capital Realty. The brokerage represents the franchise’s second location in the state of Pennsylvania.

Owned and operated by real estate veteran, Michael Pion, the Camp Hill-based brokerage will provide residential real estate services to the residents of Harrisburg, Mechanicsburg and the remainder of the Capital region of Central Pennsylvania.

Pion started his real estate career in 2000 working for a local builder. His strong sales ability created a wave of success – selling over 300 homes in a six-year period.

Looking for a new opportunity, Pion switched to resale residential sales and joined Keller Williams of Central PA in 2006.

In his very first year in resale, Pion was one of the Top Rookies and was honored nationally by Keller Williams. Pion attributed much of his early success to the skills he leaned as a new home salesperson.

Over the next ten years, Pion grew his business in both resale and new home construction. He consistently remains in the top 1% of REALTORS® in the Greater Harrisburg area in sales production. In 2015, Pion sold more than $15 million in sales volume while recently adding land development to his list of professional accomplishments. Best of all, he has been able to work alongside his wife of 15 years, Addy.

Although successful, Pion wanted to build a brokerage he could call his own.

“Both my grandfather and father were successful entrepreneurs,” said Pion. “I wanted to follow in their footsteps and be a part of something bigger. Owning my own real estate brokerage seemed like the logical next step.”

With an eye on efficiency, Pion looked at several franchise models before deciding that NextHome was the best fit for his newly formed brokerage.

“In my initial research, I was drawn to the technology, branding and marketing strengths that NextHome was bringing to the real estate industry,” said Pion.

“But it was going to the first NextHome Conference in Nashville in May 2016, that sealed the deal for me,” added Pion. “Getting to see the quality of the leadership team in person and the interaction between all of the different brokers from around the country, I knew I was where I needed to be.”

When not selling real estate, the Pions spend time with their two children – son, Avery (11 years old) and daughter, Maggie (8).

Pion describes his family as “his world” and that his focus on family before business has created the balance for optimum success.

Please join us in welcoming Michael, Addy, and the rest of the team at NextHome Capital Realty to the NextHome family!

Pleasanton, CA— September 6, 2016 NextHome is proud to announce our newest addition to the franchise, NextHome Mountain Realty. The brokerage represents the franchise’s sixth location in the state of North Carolina.

The brokerage’s leadership team is comprised of three business partners –Josh Cash, Judy Anne Wagner and Allan Wagner. Cash will act as the broker in charge for the firm, while Judy will focus on marketing and agent relations. Allen will be focused on the day to day activates of the brokerage including assisting agents with their business.

The Boone-based brokerage will provide residential and commercial real estate sales services to the counties of Ashe, Avery and Watauga. NextHome Mountain Realty will also offer property management and new construction services.

Cash started his real estate career at a young age as he worked for his grandfather for the family’s construction business. Cash would work onsite helping out with the construction of new homes. After several years of working on location, he moved to the sales side of the business, selling the properties that the company would build. By focusing on modular and manufactured homes, the company sold over 30 properties annually and have been one of the most respected builders in the area.

In 2006, Cash attained his real estate license and began selling re-sale properties in addition to the brand new real estate being built.

Cash opened Cash Realty shortly after getting his license, as well as the new construction division of his business – Cash Custom Homes.

In 2009, Cash Custom Homes made adjustments to adapt the changing real estate market.

“80% of our company built homes were focused on second home and move up buyers,” recalls Cash. “We adapted to the market shift by building first time buyer homes and we were able to change with the times.”

Over the next six years, Cash Realty grew and maintained being a successful reseller of homes built by Cash Custom Homes.

Cash wanted to expand the company and diversify the business. He felt working alongside with two partners he could trust made the most sense for the company.

The Wagners are real estate veterans with a hyper focused relationship-building style unique to their market. With Allan licensed for 17 years and Judy Anne for the past ten, the duo sold more homes annually than most in their market. Ranked as the #1 in sales for their previous office, Hodges and Company, for six years in a row, the Wagners were awarded the President’s Award for their high achievements in sales volume.

With over three decades of working with the Cash family, the fit was a perfect one.

“Allan and Judy were the right partners to open with under the NextHome brand,” said Cash. “Judy is a spark plug of energy and will provide a marketing dynamic that many brokerages in our area are lacking. Her business acumen and along with her focus on branding will really provide NextHome Mountain Realty the visibility to get the brokerage the exposure we need.”

“Allan will provide a component of agent-centric leadership and mentorship,” added Cash. “His way of working with agents in solving complex real estate issues will assist me in making sure all of our agents feel supported and confident when working with clients.”

Please join us in welcoming Josh, Judy, Allan and the rest of the team at NextHome Mountain Realty to the NextHome family!

Darren Yearsley
Darren Yearsley

Pleasanton, CA— August 19, 2016 — NextHome is proud to announce our newest addition to the franchise, NextHome Transitions. The brokerage is the 3rd NextHome franchise location in the state of Michigan.

Located in Commerce Township, the brokerage is owned and operated by real estate veteran, Darren Yearsley. The company is dedicated to serving the needs of residents in Oakland and Livingston Counties including the cities of Oakland, Milford, Commerce Township, South Lyon, Brighton, and West Bloomfield.

Licensed since 1987, Yearsley started his career a nationally franchised brokerage in Pennsylvania, where he served the needs of hundreds of clients in two states – Pennsylvania and Delaware. For nearly two decades, he provided world-class service to residents of the Northeast region.

By being client-centric with his business model, Yearsley’s efforts consistently saw him close nearly 50 transactions annually.

After years in the real estate field, he found himself looking for a new challenge. Wanting change, Yearsley turned to a different sales field to start anew.

In 2006, Yearsley relocated to the suburbs of Detroit, where he took on a new role as a corporate sales accountant for Centurion Medical Products – one of the largest medical product companies in the United States.

Under his leadership, the company saw his designated territory go from $15,000/yr in sales to in excess of $2 million in just under five years.

Leading his division until late 2015, changes in the medical insurance industry had Yearsley thinking of returning to real estate. After 10 years of being gone, he was re-kindled in his passion for selling homes and this time, he wanted to help others in their real estate career. Yearsley was determined to open his own brokerage.

Knowing that the real estate landscape had changed significantly since his last year of active real estate sales, Yearsley looked to partner with a progressive real estate franchise to help him launch his new office.

NextHome was a natural fit for his brokerage vision.

“Through all my real estate franchise research, the NextHome platform, tools, and virtual presence was second to none,” said Yearsley. “The company provides a new spin on brokerage technology in a world full of antiquated real estate models.”

The name NextHome Transitions was a direct result of Yearsley’s focus on client services.

“We want to help our clients transition to their next home,” said Yearsely. “No matter what age or situation, we want to be the resource to help them through their transition.”

Please join us in welcoming Darren and his team at NextHome Transitions to the NextHome family!

Based out of Sacramento, the brokerage is owned and operated by real estate veteran, Jonathan Hirai. The company is dedicated to serving the needs of residents in Sacramento, Carmichael, Elk Grove, Folsom, Fair Oaks and the surrounding Sacramento area.

A graduate of Sonoma State, Hirai immediately entered the sales force out of college. Working as a sales manager for a retail company, Hirai worked his way up the leadership ladder, eventually being promoted as the marketing director for the company. Hirai focused on building the company’s relationships with both consumers and other businesses.

In 2003, Hirai moved into management of commercial buildings in San Francisco. Over the next five years, he was responsible for managing some of the most productive and visible commercial properties in the city.

While in commercial management, Hirai was exposed to many aspects of real estate – including relationships with residential real estate agents. Based on his experiences, Hirai felt there was an opportunity to provide clients with better service than he had previously experienced.

In 2008, Hirai launched his own real estate brokerage shortly after he got his real estate brokers license. With the opening of On Realty (which later became Abaci Financial Services), Hirai excelled in providing great client service.

As the business grew, so did the need for improved service levels and tools to keep up with the changing times. Hirai felt the NextHome franchise was the perfect fit for his brokerage.

“It was truly refreshing to see a company that provided support to their franchisees in a way I had never seen before,” said Hirai. “I love the follow through NextHome provides my company as one of their franchisees. There’s no doubt I made the right choice of franchise to affiliate with.”

NextHome introduces NextHome Preferred Properties in San Luis Obispo

Steve Decker and Renier Dresser
Steve Decker and Renier Dresser

Pleasanton, CA— August 5, 2016 — NextHome is proud to announce our newest addition to the franchise, NextHome Preferred Properties. The brokerage is the first NextHome franchisee in the San Luis Obispo area in Southern California.

Based out of San Luis Obispo, this brokerage is owned and operated by 46-year real estate veteran, Steve Decker. NextHome Preferred Properties is dedicated to serving the needs of clients in San Luis Obispo, Morro Bay, Edna, Avila Beach, Arroyo Grande, Santa Margarita, Oceano, Paso Robles and the remainder of the San Luis Obispo County.

This is the second location opened by Decker in the past 12 months. The San Luis Obispo location will be led by top producing REALTOR® and industry innovator, Renier Dresser.

Decker was born and raised in Wyckoff, New Jersey. His father was a World War II test pilot and a member of the bomber fighters and his mother worked for the Lockheed Aircraft Company. Decker’s parent met while at a Lockheed social party where they just so happened to share the same table.

When Decker’s father completed his service, he began developing real estate land in Wyckoff. The elder Decker subdivided the land and began building speculative homes. Even at a young age, Steve was intrigued by the process and spent his teen years working on site for his father, handling the machinery and materials on the home build.

Steve Decker joined the military in 1965, where he rose up the ranks. Decker received the award for Outstanding Soldier during his basic training at US Army Command Fort Dix in Trenton, New Jersey. He served overseas in Korea among his many destinations of service. He eventually made the rank of Special Agent for Military Intelligence for the United States Army and served as a member of the 502nd Military Intelligence Battalion (CIC) during his time in Korea.

Decker attributes many of his skills he uses today from his time in the service.

“I learned so many skills during my time in the military,” said Decker. “Whether it be communication, planning and organizing a mission, or execution of the plan, I use these acquired skills to help me with all aspects of how I run my business today.”

After his service in the military, Decker returned to New Jersey where he worked with his father to develop his first parcel of land. He took his father’s advice in “letting your trades do what they do best”.

By leading the project and allowing his sub-contractors to do what they do best, Decker was able to build homes quickly and efficiently. His first home he ever built was a four bedroom, three bath, two-story colonial-style home. Selling it for $82,000, he realized a profit of $10,000. Instantly, he was hooked.

Over the course of the next five years, Decker developed more land and built 18 more homes in the New Jersey area. Decker’s main focus was building new, custom homes, but he also added acquisitions of existing homes to his portfolio. He rehabilitated and profited off his acquisitions until the recession hit in the mid to late-1970’s which changed the building landscape.

In the 1980’s, Decker moved to the Santa Barbara area in California and purchased one lot of 17 acres. Over time, he developed that lot into one to two acre parcels, which he sold over time, with some reaching over $1 million in sales price.

With his natural progression towards real estate sales, Decker joined Sotheby’s Real Estate in 1999, before eventually opening up his own brokerage Decker Realty in 2001. It was at Decker Realty where Steve began to work with exclusive private clientele that were looking to purchase in Santa Barbara County and had specialized needs above and beyond a traditional buyer. Working with some of the most high-profile clients from around the world, Decker knew individualized and specific real estate service was a must for these types of professionals.

As Decker Realty’s profile grew, so did the need to affiliate with a real estate franchise that could cater to today’s consumers.

In early 2015, Decker became familiar with NextHome through a series of media articles about the company, including RIS Media feature article and an Inman.com feature article. After spending time on the NextHome website, and researching about the company, a meeting with NextHome’s Vice President of Sales, Charis Moreno provided Decker with the insight and belief that affiliating with NextHome was a natural fit.

“I was able to meet with Steve in person shortly after he inquired about NextHome,” said Moreno. “From the moment we met, I could see how dedicated Steve was towards building a company where agents were able to provide a higher level of real estate service directed toward the buyers and sellers of today. I speak for all of us at NextHome in saying that we are excited to have Steve leading the agents at NextHome Preferred Properties.”

We are proud to have Steve, Renier and the team at NextHome Preferred Properties as a part of the NextHome family!
